Ensures all maintenance activities are coordinated, scheduled and executed to meet scheduled completion dates and to minimize impact to the facility operations. Efficiently and effectively deploys resources to improve labor productivity, eliminate waste (travel time, material delays), lower material costs and lower subcontractor costs. Utilizes the Computerized Maintenance Management System (CMMS) to develop job plans for repair activities and assign work to the appropriate craft or subcontractor. Ensures material and tools are available, appropriate craft and skill level are identified, job plan is adequate to identify all task for accomplishment of the work and safety requirements (OSHA, Site specific safety requirements) are identified prior to work commencing. Works closely with the Facility Manager, site maintenance personnel and subcontractors to coordinate maintenance activities at three sites which primarily include office, industrial and warehouse facilities. Understands the interrelationships of trades and how work is performed in a multi-craft environment so that the appropriate work is performed first and follow on work is accomplished accordingly. Requires basic knowledge of electrical, mechanical, plumbing, HVAC and building trades.
Requirements (2) year degree or Master's license in HVAC, Electrical or Mechanical Trade with 5 years' experience as a planner and Scheduler. Valid Driver's License. Ability to pass a background check and Drug/Alcohol test. Ability to climb stairs and ladders without assistance. Ability to lift up to 50 lbs. Experience using IBM Maximo Scheduler or Assignment Manager is desired. Working knowledge of Microsoft Word, Excel and Outlook.
